Tract # 2: All owned mineral rights (approx. 160 acres) underneath the surface of Lots Eight (8) and Nine (9) and the East Half of the Southwest Quarter (E/2 SW/4) of Section Six (6), Township Thirty-five (35) South, Range Six (6), West of the P.M. in Harper County, Kansas.
The Minerals are not currently leased and are open!

FSA Farm Information: According to the Farm Service Agency, the total Farm Land listed is 153.18 Acres, Cropland 35.82 Acres, with a Wheat Base Acreage of 32.18. It does not appear the farm is enrolled in any Farm Service Agency Programs.
Land Information: This farm has approx. 35 acres of Cropland on the Northern / Northwest portion of the tract. The remainder of the farm is nice native grassland. The farm has a barbed five-wire fence on the west, south, and eastern portions of the tract. A small pond is located in the eastern portion of the tract. The farm has areas of good grass, and areas of timber, providing for cow-calf production and recreational use.
Soil Information: The land consists of 35.1% of Grant Silt Loam, 1 to 3 percent slopes, 31.4% of Woodward-Port complex, 0 to 20 percent slopes, 21.3% of Nashville silt loam, 3 to 6 percent slopes, 7.2% of Nashville silt loam, 1 to 3 percent slopes, and the balance in Nashville silt loam, 3 to 6 percent slopes.
Possession: Closing will take place within 30 days of the auction. Possession for the cropland will be following the completion of the 2017 Wheat harvest, or by July 1, 2017, and possession for the Grassland shall be July 1, 2017, and following the closing. Seller shall provide an owner's title policy to Buyer upon closing. Buyer & Seller will be responsible for customary closing costs issued by the title company.

Farm Location: From the Kansas/Oklahoma State Line, travel north on Hwy 179 approx. 2 miles, then turn East on SW 90 RD and travel approx. 2 miles to the T-Intersection. This is the southwest corner of the tract. (Use caution if it has rained and you use this SW 90 RD coming from the highway.) Watch for Signs
